Hundreds of new homes, including a major social and affordable housing component, have been given the green light just 400 metres from Warwick Farm Station.
The NSW Government has finalised rezoning controls for the 3.2-hectare Mannix Parade Precinct, paving the way for about 545 new homes, with at least 30 per cent to remain social and affordable housing in perpetuity.
The final plan follows consultation and technical investigations involving Liverpool City Council and Homes NSW, with the proposed number of homes reduced from 670 while public open space has increased by almost 40 per cent.
A new 2,500-square-metre park will form part of the development, alongside new pedestrian and cycling connections and buildings ranging from four to 11 storeys.
Planning and Public Spaces Minister Paul Scully said the location was a strong example of housing being delivered around existing infrastructure.
“Mannix Parade is a great example of well-planned infill development, putting more homes close to public transport, jobs, schools, health services and other infrastructure people rely on every day,” he said.
The precinct is 1.1 kilometres from Liverpool Hospital, where the $930 million Liverpool Health and Academic Precinct is being delivered, and about 950 metres from a new co-educational Liverpool high school planned to accommodate up to 2,000 students.
Housing and Homelessness Minister Rose Jackson said the affordable housing component would provide more options for Western Sydney residents, including key workers.
“At least 30 per cent of the homes enabled by this proposal will be social and affordable housing, providing more options for people who need them most, including key workers,” she said.
Member for Liverpool Charishma Kaliyanda said changes to the final proposal reflected feedback from the community.
“This final proposal responds directly to community feedback, better balancing new homes with more open space,” she said.
The rezoning was assessed through the NSW Government’s Social and Affordable Housing Rezoning pathway, which aims to accelerate housing projects proposed by state housing agencies.
