South-West Sydney’s future has taken a major step forward, with the NSW Government finalising the rezoning of the Leppington Town Centre, paving the way for around 11,500 new homes over the next two decades and establishing a major new urban centre around Leppington railway station.
The 440-hectare precinct, spanning the Camden and Liverpool local government areas, is expected to support up to 11,000 jobs while eventually accommodating up to 47,000 homes, making it one of the region’s largest growth areas.
Member for Leppington Nathan Hagarty welcomed the milestone, saying it would shape the future of one of the state’s fastest-growing communities.
“This is an important milestone for Leppington and a major step for the thousands of families who will call this community home,” he said.
Hagarty said the planning controls would unlock “new homes, jobs, public spaces and infrastructure, ensuring Leppington develops into a thriving centre for Southwest Sydney.”
The final planning controls increase maximum building heights to 30 storeys in key locations and include new parks, green corridors, a civic plaza near Leppington Station, and a minimum three per cent affordable housing requirement for residential developments.
Floor space ratios have also been increased to support greater density in the town centre.
Deputy Premier Prue Car said the rezoning provided the planning certainty needed to support Western Sydney’s future.
“Leppington Town Centre is central to Southwestern Sydney’s future, and today we’re delivering planning certainty for the future of the region,” she said.
Car added that new homes would be built close to schools, transport, jobs and services, ensuring growth was matched with essential infrastructure.
Planning Minister Paul Scully said the government had resolved a project that had stalled for years.
The precinct will also receive significant education investment through the 2026-27 NSW Budget, including a new primary school at Austral South with co-located public early learning, upgrades to Leppington Public School and a new high school for Leppington.
The NSW Government is now working with Camden and Liverpool councils on an infrastructure staging plan, including upgrades to Rickard Road, Ingleburn Road and Edmondson Avenue, to ensure roads and essential services keep pace with rapid growth.
Hagarty said the community had long recognised Leppington’s potential.
“Our community has long recognised Leppington’s potential, and today we’re one step closer to delivering on that vision,” he added.
